A new ShopRite is coming to Route 33 in Manalapan after the township Planning Board approved plans for an 83,559-square-foot supermarket at the Manalapan Crossing development.

The approval for Saker ShopRite was granted Aug. 13, according to meeting minutes.

It allows Jackson-based Cardinale Enterprises to replace three retail and restaurant buildings that were approved but never built with the supermarket.

The ShopRite will be part of Manalapan Crossing, a mixed-use village development at the corner of Route 33 and Millhurst Road in western Monmouth County, according to Cardinale Enterprises.

The project already includes Four Seasons at Manalapan Crossing, an age-restricted community, a QuickChek convenience store, and a building with ground-floor retail space and 58 affordable apartments for veterans and people with special needs.

The approval follows a series of Planning Board hearings on the proposal, which was first introduced in 2024.

The ShopRite plan faced opposition from residents of Four Seasons at Manalapan Crossing. The age-restricted community sits across Crossing Lane from the proposed supermarket site, and residents raised concerns about potential increases in traffic, noise and lighting.

As part of efforts to address those concerns, Cardinale Enterprises agreed to construct a landscaped buffer between the development and the residential community.

Salvatore Alfieri, an attorney representing Cardinale Enterprises, told the planning board that the developer had entered into an agreement with the Four Seasons at Manalapan Crossing Homeowners Association to install an extensive berm along the Four Seasons side of Crossing Lane.

The buffer will include trees and fencing designed to shield nearby homes from views of the supermarket and help mitigate concerns raised by residents, according to meeting minutes.
